Sometimes when people opt to purchase a mobile home it is because they are in a tight situation need to save some money so they sell their home and purchase the mobile version. For example, many of the lenders who offer these plans will allow what is called a “seller assist.” When the seller of the home decides they want to help the buying party make the purchase, some lenders allow the seller to help with the cost of many parts of the financing. For example, some sellers will help with the closing costs, home and fire insurance costs or securing countless other parts of the financing to ensure the bank the buyer will pay. This is also considered as a “secured mortgage” in some parts of the country.
Other lenders will also allow the buyers to accept a gift from an outside source to include in the funds secured for the total down payment at the time of closing as well. These gifts can come from anyone involved and can help offset the 20 to 30 percent down payment needed in most cases, as the gift will most likely make up a good portion of the down payment needed. Many lenders will not allow this though because the ability to pay back the amount financed must rest on the buyer’s future ability to pay and is not relied on from a gift. This is not the case with the lenders who allow gifts thus making it easier to buy.
There are also some mortgage lenders who will help repair credit while making these sub-prime loans. The buyer must find some mortgage companies and ask if they will offer a no fee consultation concerning the buyer’s options with repairing his credit. There are many lenders out there who will do so with the understanding that if they can make the buyer happy by helping to repair his credit while paying off the loan they financed for him, they will get the part of the deal they need as well. This part of the deal being the fee or commissions and interest they make on the financing itself.
Any way you look at it, if you have no so great credit, there are options, no matter how tedious and unfavorable they may seem at first. As with any situation, there is a choice and that choice depends solely on what is in the best interests of all parties involved with the deal. However, it is always best to look into these options fully before deciding whether to opt for applying for any of the bad credit mobile home loans available to you or waiting until your credit is a bit more palatable for the lenders.
